What is a roof brittleness test, and what happens when the repair test fails?¿Qué es una prueba de fragilidad de techo, y qué pasa cuando la prueba de reparación falla?
To replace one shingle you have to lift the shingles around it and break their seal. On an asphalt roof that has baked through ten or fifteen Georgia summers, that lift often cracks the shingle. If the surrounding shingles cannot survive the repair, the repair does not exist — and an estimate that prices a repair which cannot be performed is not a valid settlement of the loss.Para reemplazar una teja hay que levantar las tejas de alrededor y romper su sello. On a warm day (cold shingles fail unfairly), the inspector lifts several shingles on the slope the insurer wants repaired, to the angle a roofer would need to slide a new shingle in. Each lift is photographed: the shingle, the crack or the clean lift, and the location. Three to five points per slope is typical. The result is written up with the ambient temperature, the shingle type and the photo set. A test that is not photographed is an opinion; a test that is photographed is evidence.

The usual response is that brittleness is 'wear and tear', which is excluded. But the argument is not that the insurer must pay for old shingles — it is that the insurer owes a repair of the covered damage, and the only repair physically possible on this roof is replacement of the slope (or, with matching, the roof). Age determines the method of repair; it does not erase the covered loss. Adjusters who work roofs every day know this, which is why a documented failed test usually moves the file without a fight.
